We have been doing business as Skinner Land Survey Co., Inc. since 1997 in the Canyon County and Owhyee County area, with occasional work in Payette and Ada Counties. The Grangeville office has been a part of Skinner Land Survey since April of 2003 and covers Idaho and Lewis Counties with an occasional job in Clearwater or Adams County.

We include a variety of disciplines in our area of expertise, among which are surveys for property boundaries, subdivisions - both municipal and rural, mining claim retracement, topographic, aerial photo control, construction staking, field design for roads and drainage, FEMA certifications and reports of various types. When necessary, we also become involved in planning and zoning issues and compliance with county and municipal ordinances where related to surveying and subdividing.


Most of our field work is done using RTK GPS, but occasionally it is necessary to use Nikon total stations when in heavy tree canopy. Everything is computerized from field to the final maps which are generated with Autocad.

Our goal since our inception has always been to provide quality surveying services in a timely manner and at a cost that is reasonable and within reach of the average person who needs a survey.

About Land Surveying

Land surveying is the science of establishing corners, lines, boundaries, and monuments of real property (land), based upon recorded documents, and historical evidence. Land surveying also includes associated services such as analysis and utilization of survey data, subdivision planning and design, writing legal descriptions, mapping, construction layout, and precision measurements of angle, elevation, length, area, and volume.

Today's land surveyor has access to highly sophisticated equipment as well as the traditional instruments for performing and processing survey work. The surveyor takes pride in being able to use the most efficient tools to accomplish the desired results. Research of deeds, historical documents, various old plats, maps and right of ways plans, is an integral part of any boundary survey.

The Internet is also used to research vertical and horizontal datum on a global scale for Global Positioning Surveys. Keeping abreast of changing laws and practices affecting land surveying and land ownership, exchanging ideas through participation in professional associations and societies, continuing education through attendance at workshops and seminars, in the interest of providing better service, are some of the activities pursued by today's modern land surveyor. The Professional Land Surveyor's fees will be based on the anticipated difficulty and time required to complete the project.

Routine survey projects may be estimated as to cost, but the client should be aware that in many situations, the Professional Land Surveyor cannot predict the amount of work that will be required to recover necessary monuments, restore lost or obliterated corners, research city and county records, collect field data, complete mathematical calculations, and prepare descriptions and maps of the property. All of this must be combined and analyzed to establish the location of property corners and create the final map.
